Abstract 藉由國內外對估價行為的相關研究論文中,由經驗法則偏誤之理論為基 礎,採用實驗設計方式,以高雄市不動產估價師公會會員之不動產估價師及 估價助理為研究對象,分為二個估價團體及四個水準之參考點為自變數,並 以估價年資及地區熟悉度為干擾變數,利用共變數分析(ANCOVA),探討高 雄地區的不動產估價師及估價助理在進行估價時,是否會有定錨效應,參考 點對估價結果是否具有影響性,不同的估價年資及地區熟悉度是否會產生干 擾效果。從分析結果發現,高雄地區的估價人員進行估價時,不同估價團體 之估值結果無顯著差異,但不同參考
